Muskoka Cottage Description

A superb location, on Lake Rosseau, the "Birch" is just 2 minutes south of Minett,  7 minutes north from Port Sandfield and 15 minutes north of Port Carling. It is situated on a quiet bay facing east towards the sheltering islands that border the bay. Port Carling offers a boat lock to Lake Muskoka and nearby park, a museum, dining, theatre and interesting shops. It is also located in the heart of various resorts, golf courses and quaint communities which are typical of Muskoka, including nearby Santa's Village in Bracebridge and the Cranberry Festival in Bala. Winter Fests are great times for snow enthusiasts; The Opera House of Gravenhurst prides itself with superb entertainment as does the dinner theatre in Port Carling. Even Honey Harbour on Georgian Bay is just 45 minutes away by car and the Moon River majestically runs from the nearby Bala Falls into the Bay. 

Cedar Rail is a friendly community in which the members are owners, some of whom rent with regulations established by the community to safeguard its neighbourly setting. The 9+ acre land space is wide and spacious with more than 200 foot beach waterfront partially taken up by the privately owned boat house and the Cedar Rail community docks. The property is maintained by the members and enables users to have a sense of freedom rather than confinement. Privacy is ensured about each domicile with private driveway parking and natural property lines. Each "cottage" is well off the waterfront; this is advantageous for young families for safety reasons and to ensure that each site has a direct and wide view of the lake. It also allows for the inclusion of "play space", the tennis court, the outdoor shuffle board, the children's playground, and the fire and  horseshoe pits.

Lot/Waterfront Description:

The lot slopes gently to the waterfront for an approximate distance of 50-70 meters. It is grassy all along the way with some outcrops of Muskoka shield rock. The front of the cottage has a lane way on the sides of which grow natural and perennial planted flowers. As one approaches the waterfront, you can see the beach and the docks, which has designated slips for the owners and some available for renters. There is excellent docking in this sheltered bay. The boat house is privately owned but the dock is for everyone's use - for fishing, docking, tanning and lounging. The shore is all sandy beach from which you can walk out a considerable distance. The beach with its unobstructed view is perfect for young families to safeguard children. The lounge chairs are community owned as is the fire pit just shy of the beach. The horse shoe pit is slightly back off the beach as is the children's play area.

Cottage/Layout description:

This is a fully winterized 1360 square foot main level living space of cedar log construction with pine highlights. Downstairs is 1300 square feet of completed living space with pine paneling throughout. This is a total of 2630 sq. ft. of living space to enjoy. Presently, the "Birch" has 4 bedrooms identified for tenants. Potentially, this could be a 5 or 6 bedroom cottage, given that 2 rooms serve as a den (upstairs) and play/storage room (downstairs). It is bungalow style with a lower floor that has a sliding door walkout under the main deck to the front of the property. The entire structure including roof shingles and venting has been renovated/constructed as of 1997. It is serviced by oil heat in the winter and an R27 insulation factor with the lower floor being fully carpeted. The lower floor recreation room is cool in summer and cozy in winter.

There are multiple exposures from this fully furnished cottage. The driveway is proximal to the main door entrance off the back of the wrap around deck. This deck is better than "condo" in that it is an entertainment sized, reinforced deck which has access to the cottage from 2 sliding glass doors which come off the living room and master bedroom. A wide, safe railed step leads from the deck to the grass front property which slopes gently to the lake. There is a perennial garden at the main entrance and 2 others that border the Recreation room patio door exit as it leads you to Lake Rosseau shore.

Living Room/dining room
:
15'X24', quite spacious with wrap around windows with a sliding patio door providing a full view to the entertainment deck, the property and the water front. It has a vaulted ceiling with a large pine beam spanning the entire length, carpeting throughout.

Kitchen/Breakfast Nook: 12'X20' is fully serviced with modern stove, fridge, and microwave with the dishwasher on a kitchen island. The warmth is enhanced with wide, plank pine flooring and interior pine log walls from the original cottage. The spacious cupboards house all of the kitchen utensils, dishes and cookware needed during your stay. Off the nook and near the den is the semi-spiral pine staircase that leads downstairs.

Master Bedroom: 13'X15'6" is fully carpeted with an en suite 3 piece bathroom ( tub ). A highlight is the warm carpet and sliding patio door leading to the front of the wrap around deck.Laundry Room/Walk in Closet: Located off the master bedroom behind a pine wooden door.

Bathroom:
Aside from the master bedroom en suite, there is another upstairs 4 piece bathroom with pine flooring, walls and a full tub with shower.Other Bedrooms: There are 3 other bedrooms - one pine floor room upstairs and 2 carpeted downstairs. One downstairs is a 13'6" X9'8" room and the others are about 10'X8'3" . There is abundant closet space in each bedroom.

Den: There is a small 10'X8' reading or sitting room upstairs just off the breakfast nook. It was part of the original cedar cottage and has full pine plank flooring.

Lower Play Room:
There is a 12'X6' carpeted play room that may also serve as an added (5th) bedroom.

Recreation Room:
15'X24' is located below the living room, is fully carpeted and has space for table games and viewing TV and listening to music. It's a great place for the young ones in your family to entertain themselves in typical Muskoka style. Its drywall is accented by pine wainscoting throughout with a sliding door walkout to ground level below the wrap around deck.

Deck: Surrounds the side and front of the Birch. Tables, benches, chairs and tables are provided to serve eight easily. There are no webbed/canvas lawn chairs. Some chairs and picnic tables are at the beach.

Furnace Room/Water heater:
located in the lower floor.

Entertainment: TV, VCR and Radio. Some Renters bring their own Colour TV's, DVD's and CD/Tape players.

                                                                                   
Tennis Court: The community tennis court with its green all weather surface is available with considerations for sharing time. There is no "reservation" procedure. Courtesy reigns.

Boat Slip and Dock
: One slip only. Water craft is not provided. Muskoka Chairs and floral arrangements highlight the docks which are lit in the evening.

BBQ: Recently purchased 2006 Propane unit is supplied.              No Phone: Mobile phone recommendedLaundry Units: Apartment sized washer and dryer are supplied. Access is via the Master Bedroom.

Linen/Blankets/Pillows: Renters supply their own linen, blankets (sleeping bags are great) and towels for hygienic reasons.

Upstairs: Master bedroom - 1 queen

Total beds for 8 persons maximum permitted in high season. 
We request no more than 6 in off season ( winter ).

Sundries: General cleaners (laundry/dish soap), personal care needs, toilet paper are the responsibility of the tenants.Boat Launch: 5 minutes nearby for $10.00 at Muskoka Marina. As you travel north, it is located on left drive just after the channel bridge as you approach Woodington Road. It is just off  Muskoka Road #7 . The Marina is only 3 minutes along that cutoff road. Another one, The Pride of Muskoka,  is located in the Cleveland House Bay, accessible along Marinus Drive in Minett. Utilities are included in vacation rentals unless a rental period beyond 1 month in the low season is requested.
