Muskoka Birch

Maximum Occupancy: As per Muskoka Regulations: 2 per bedroom X 4 "official bedrooms" = 8 maximum at any one time which includes guests (ie, 6 renters + 2 day guests is the maximum OR with 8 renters, no guests are permitted, even if just for the day)
Rationale: This is a community of cottages and homes and Cedar Rail Owners have requested this occupancy maximum.

Special Note: Because the Cedar Rail Resort Owners wish to retain the quiet, peaceful ambiance of the lands, the renters must abide by some basic conditions eg. Prefered family rentals only adult, employed, mature singles, please. No Students.

High Season : Including the last week in June and including the first week in September. This usually would include both July and August and includes the holidays of Christmas, Easter, Thanksgiving and the May Long Weekend.

Mid Season: May and June, excluding the last week in June; from the 2nd week in September to and including the last week in October; March Break

Low Season: November through to April.

NOTE: The damage/cleanup fee of $300.00 to $400.00 as per rental ( See chart)
This is returned based on the condition of the cottage and its contents after use.
Daily Rental: $100.00 per week day regardless of season and $125.00 per weekend day ( no overnight )

It is assumed that you are aware of the Cedar Rail Community and The Birch Guidelines posted in the section Guidelines as of Sept, 2009.

Occupancy: No more than 8 at any one time, including day time guests (unless indicated on month rates)

Parents/guardians are responsible for their children’s safety, conduct, clean up and damages done. Please ensure children wear undergarments and clothing at all times indoors for the sanitary benefit of all users thereafter.

Boooking Process:

1. Mail in contract with security deposit. ( Contract will be mailed back to you with receipt for amount you paid ).
2. Mail in the balance up to 50 % of the total. This is due 60 days prior to selected date.
3. Mail in the remaining balance owing 30 days prior to rental start date.
4. We will be asking for a damage/cleaning deposit of $300.00 to $400.00 cheque that may be refunded based on condition of the cottage and contents after use. A charge of $50.00 per hour for cleaning will be charged if the cottage is excessively in need of cleaning (eg. Guidelines for cleaning not attended to).
Careful photo and documented inventory has been taken. All items located in and around the "Birch" are the property of the owners. Cost to replace the item lost/stolen/damaged will be considered.
5. Weekly or higher check in time: 2 pm Saturday . Please do NOT come earlier. We require a 4 hour time to clean and sanitize properly.
6. Weekly or higher check out: 10 am Saturday ie, 1 week = 7 days and 7 nights! ( unless otherwise agreed to ). Please depart on time to allow us access to thoroughly clean.
Reminder of Rental Conditions (Guidelines/Rules): 8 people AT ANY TIME of one family because of weeping tile and tank capacity; no smoking inside; garbage to be removed; general sweep/wipe clean; request furniture not be moved; dishes done and stored; linens removed; general clean up/vaccuuming expected.

We are sure that with cottages of comparable amenities and space, the rates we have are likely the lowest. Please compare us with other similar places on the 3 Muskoka Tourist Lakes.
Nearby Resorts: Basic Package may be from $ 200 pp/night = $2400 ( continental package ) approx. for 2 persons for 6 evenings ( no children ). This would be your typical 1 room and communal bathroom, lounge and dining. A Family of 4 quality Resort 5 day week package may average $7000.00 per week. Extra costs may be skiing/golf/tennis/children programs.
