Maximum Occupancy: As per Muskoka Regulations: 2 per bedroom X 4 "official bedrooms" = 8 maximum at any one time which includes guests (ie, 6 renters + 2 day guests is the maximum OR with 8 renters, no guests are permitted, even if just for the day)
Rationale: This is a community of cottages and homes and Cedar Rail Owners have requested this occupancy maximum.
Special Note: Because the Cedar Rail Resort Owners wish to retain the quiet, peaceful ambiance of the lands, the renters must abide by some basic conditions eg. Prefered family rentals only adult, employed, mature singles, please.
High Season : Including the last week in June and including the first week in September. This usually would include both July and August and would not exceed sixteen weeks.
Mid Season: May and June, excluding the last week in June; from the 2nd week in September to and including the last week in October; March Break; Christmas Holidays, not to exceed 8 weeks in the spring nor in the fall
Low Season: November through to April, a period of 6 months (excluding the March Break and Christmas Holidays - exceptions - call to check). Multiple weeks.
Also - multiple months will take precedence over monthly, weekly or lessor times
NOTE: The damage/cleanup fee of $300.00 to $400.00 does not change per season but is constant.( See first chart)
This is returned based on the condition of the cottage and its contents after use.
Month: Equals 30 days, not based on Calendar alone. eg. 30 days vs Month of May

1. Security/cleaning Deposit as in above chart with contract ( contract will be mailed with receipt for security deposit ).
2. Balance up to 50 % due 60 days prior to selected date.
3. Balance owing 30 days prior to rental start date.
4. We will be asking for a damage/cleaning deposit of $300.00 to $400.00 cheque that may be refunded based on condition of the cottage and contents after use. A charge of $50.00 per hour for cleaning will be charged if the cottage is excessively in need of cleaning (eg. Guidelines for cleaning not attended to).
Careful photo and documented inventory has been taken. All items located in and around the "Birch" are the property of the owners. Cost to replace the item lost/stolen/damaged will be considered.
5. Weekly or higher check in time: 2 pm Saturday . Please do NOT come earlier. We require a 4 hour time to clean and sanitize properly.
6. Weekly or higher check out: 10 am Saturday ie, 1 week = 7 days and 7 nights! ( unless otherwise agreed to ). Please depart on time to allow us access to thoroughly clean.
Reminder of Rental Conditions (Guidelines/Rules): 8 people AT ANY TIME of one family because of weeping tile and tank capacity; no smoking inside; garbage to be removed; general sweep/wipe clean; request furniture not be moved; dishes done and stored; linens removed; general clean up/vaccuuming expected.

Note: A full week rental takes precedence over a long weekend rental or daily rental. Payment in full with refundable damage/loss deposit required to confirm booking. There is also a cancellation charge based on the season and rental time.
It is assumed that you are aware of the Cedar Rail Community and The Birch Guidelines posted in the section Guidelines as of September, 2007.
Occupancy: Preference is no more than 6 adults and 2 children totaling 8 or a combination thereof at any one time, including day time guests.
Parents/guardians are responsible for their children’s safety, conduct, clean up and damages done. Please ensure children wear undergarments and clothing for sanitary reasons.
